Landlord Electrical Safety
Landlord EICR in Cheshire
Electrical safety inspections for rented homes across Cheshire. M Stowell Electrical helps landlords meet the legal requirement with a valid NAPIT EICR, clear reporting and any remedial work carried out in house.
Your legal duty as a landlord
Landlords in England and Wales are legally required to have the electrical installation in their rented properties inspected and tested. In England this has applied since June 2020, and equivalent requirements now apply to rented homes in Wales. The inspection is an Electrical Installation Condition Report, or EICR, and it must be carried out by a qualified and competent person.
- An EICR is required at least every 5 years
- A copy must be provided to tenants within 28 days of the inspection
- A copy must be supplied to new tenants before they move in
- The local authority can request a copy within 7 days
Penalties of up to £30,000
The rules have real teeth. In England, local authorities can impose civil penalties of up to £30,000 on landlords who fail to comply with their electrical safety duties, and they can arrange remedial work themselves and recover the cost. Welsh landlords have equivalent duties to keep rented homes electrically safe.
A valid EICR is the simplest way to stay on the right side of the law and to protect your tenants. M Stowell Electrical makes it straightforward.

Why a NAPIT EICR
M Stowell Electrical is NAPIT approved. NAPIT is a government recognised competent person scheme, which means the EICR you receive is legally valid and accepted by insurers, letting agents and local authorities. If the report identifies faults, the remedial work can be carried out in house by the same electrician and certified on completion, so there is no chasing a second contractor.
- Legally valid reports accepted by insurers and councils
- Clear C1, C2 and C3 reporting you can act on
- Remedial work carried out in house
- One point of contact for the whole job
Read more about the inspection itself on the EICR testing page.

M Stowell Electrical is also TrustMark registered. TrustMark is the only UK Government endorsed quality scheme for work carried out in and around the home, giving landlords and tenants extra reassurance.
